Strictly no parties or functions without agreement

Please note that we do not allow parties, functions or camping at the property unless expressly agreed via prior arrangement with the Property Owners. Thank you.

Arrival and departure times


The check in time is 2:00pm and departure time is 11:00am unless otherwise arranged. Special arrangements can be made for early check-in and late check-outs. Prompt departure is appreciated but not strict.

This service allows an area wide up to 250Mb/s connection via Starlink satellite service. Most times a connection to the network should allow access on most of the property in and near buildings. Computer to computer connection is not supported by the Guest network for your security.

Number of guests

The property can only be occupied by the number of persons stated in the confirmation email or as subsequently agreed with the Property Manager. We reserve the right to refuse or revoke occupancy of the property if this condition is not observed. Guests agree that any number of Guests above that stated in the confirmation email will attract additional fees that will become immediately due and payable to the Property Owner.

Linen and access

Doona, doona covers, pillow and pillow slips and sheets are supplied as well bath towels, bath mats and tea towels.

The key to the house is in a lock box on the property. We will send you an email with the key lock details a few days before your stay. 

Camping 

The rental contract is for Guests to be accommodated within the dwelling stipulated on confirmation of the booking. The Property Owner or Property Manager reserves the right to revoke the booking at full cost to the Guest or impose additional fees to be deducted from the security deposit if not complied with.

Cleaning

A basic holiday clean is included in the rental price. It is requested that the house, including the immediate surrounds, is left in a clean and tidy condition. This includes the removal of dog excrement and cigarette butts from the garden. The Property Owner reserves the right to deduct from the Security Bond or require payment of additional cleaning fees. The clean will be carried out once the property has been vacated. The Guest agrees to accept responsibility for outstanding payments.  

Pets

Dogs are allowed on the property by prior negotiation. The Property Owners require that dogs be kept off furniture as excess dog hair and dirt may incur additional cleaning charges. Pets must be kept inside at night to prevent impact to the native local wildlife. The Guest is responsible for cleaning up any/all pet refuse. 
Pets must not cause damage to the premises or furnishings. If damage is caused, the cost of the damage must be paid by the Guest. Guests should prevent pets from making excessive noise at a level that disturbs other vistitors. Pets will not be left unattended for an undue length of time, either indoors or outdoors. 

All pets need to be on a lead when outdoors.

The Property Owner assumes no responsibility for illness or injury that may occur to pets or humans while on the premises. Guests should be aware that the property is in a rural setting and, as such, there are inherent dangers for pets that are not under control. Fox baiting is common practice in the Otway National Park. Please take the necessary precautions to keep your pet safe.

No smoking policy

There is a no smoking permitted inside the home. Please dispose of cigarette ends in the rubbish and not on the property’s grounds. The careless disposal of cigarettes are a constant danger of bushfires

Guest obligations in respect to the property 

The Guest shall be responsible for the property during their stay. The Guest shall take reasonable care of the property and shall leave the property, including all utensils, fixtures, fittings and equipment on, in or about the property in a clean and tidy condition, at the end of the stay. The Guest shall not under any circumstance move large pieces of furniture (ie. tables, sofas, beds). The Guest shall be liable for any breakages or damage caused to the property or any part thereof or any of the chattels therein that may occur during the Guest’s occupation of the property and all costs of repair and replacement shall be payable by the Guests at the end of the stay. 
  
Any damage or breakage to any part of the property or any of the chattels therein shall be reported to the Property Manager as soon as practicable after the damage occurring thereto.

The Guest agrees to accept responsibility for outstanding payments. 

PLEASE NOTE: We request that Guests take their rubbish on departure as there are no waste pick up services in Killala Rd.


Right to revoke or refuse bookings

The Property Owner reserves the right to revoke or refuse to honour any booking, at any time before or during the holiday rental period, which may in the Property Owner’s opinion (and at their sole discretion) be unsuitable for the property. 

Booking/ Rental contract

The Booking – or Rental Contract is between the Guest and the Property Owner and is subject to the Terms and Conditions herein. 
The Booking or Rental Contract for accommodation shall not be effective until the Property Manager sends Guests confirmation of the booking via email. 

Security bond

Security bonds will be required at the Property Owners or Property Managers discretion and will be specific to the characteristics of the booking and is to ensure Guest responsibility for any damage or additional cleaning required to return the property to the condition that it was found in.

The security bond is required to be paid 4 weeks prior to the booking commencement and will be returned to the guest within 7 days of the departure date, less any deducted costs in line with the Terms and Conditions. If insufficient funds are available from the Security Bond, the Guest agrees to accept responsibility for outstanding payments. 

Cancellation Policy

Cancellations can be made through the website or in writing via email. Refunds will be made to the card used for payment. Once the rental fee (and security bond if required) are paid at the time of booking- they are fully refundable up to 2 weeks before the commencement date of the booking. 

If cancellation is given 1 week or less before the commencement date of the booking, the rental fee is non-refundable

In the unlikely event that a booking must be cancelled by the Property Owner, we will make every effort to transfer the booking to a suitable date and, if a suitable date cannot be found, refund the rental fee in full. No additional compensation will be paid offered or paid in any circumstances.

In the event that a Guest must leave the property for all or part of their booking as part of the Killala Bushfire plan, a full refund will be given for the time that the Guest was required to leave the property, if that time included an overnight stay off the property.

The Property Manager advises Guests to obtain holiday and travel insurance to cover themselves against unforeseen circumstances.
